Local Donut & Ice Cream Shop

I'd love to see a new local donut shop (with vegan donuts) that also has good local coffee (I know there's a few nearby, but want one-stop shopping). Would be great if it had plenty of seating for people to work from or hang out.

If this is a mixed-use building (+1 vote here) then they could have food to stay busy all day with neighbors and building residents.
